Colonial Properties is located in beautiful Pigeon Forge, TN. The area is perfect for all leisure travelers. Pigeon Forge is a resort destination offering shopping, theaters, theme parks, and much more! Also nearby is the Great Smoky Mountains National Park, the most visited National Park in America.

Colonial Properties is located just off the Parkway in Pigeon Forge near The Old Mill and Patriot Park.

What is there to do in the area?

If you enjoy adventure, then the Smokies are for you! Have a great time white water rafting, tubing down the river, horseback riding, canoeing, swimming, fishing, hiking, and even helicopter rides!

Where are the cabins located?

The properties we manage are located throughout the county. If you have a location preference, please let one of our reservation specialists know. Currently, the most requested areas are Pigeon Forge, Gatlinburg, and Wears Valley.

How Do I Reserve A Cabin?

There are two ways to reserve a cabin. You can make your reservation online through the secure online booking software or telephone our office and speak to a reservation specialist. For reservations, call 800-371-0341. Our highly trained staff is eager to assist you with your vacationing plans.

Do you have a minimum stay requirement?

All cabins require at least a 2-night reservation. However, during peak season and holidays additional nights may be required. If you have any questions, please contact a reservation specialist.

What Do I Need To Bring?

Items that we suggest bringing are charcoal for the grill, extra trash bags, laundry detergent, coffee and coffee filters, food, condiments, aluminum foil, clothes, and anything else you may need to enjoy your stay.

Can I watch the game?

Television service at the cabin may be one of the following:

Cable, DirecTV, or Dish Satellite

Not all service providers include network or local channels, therefore we can not guarantee television programs. There will be no refunds given for lack of television programs. Pay-per-view and special events are not available.

What are the roads like?

Most roads in the area are paved and offer fairly easy access. However, if you are renting a cabin with beautiful mountain views, you will have to drive up a winding mountain road. Some cabins may be located on private roads which are typically graveled. Since we are located at higher elevations, we highly recommend 4-wheel drive or snow chains in winter months. Please feel free to call our office any time to inquire about road conditions.

Do I need to clean my cabin at check out?

No. All that we ask is that you place the dirty dishes in the dishwasher, place all dirty linens in the main floor bathroom, and place all trash in the exterior trash receptacle. Before leaving, please make sure the cabin is secure by locking all windows and doors.

What is your cancellation policy?

All reservations are subject to a 30-day cancellation policy. All deposits will be returned, minus a $35 administrative fee, for reservations cancelled 30 days or more of the reservation start date. No refunds will be issued for cancellations made 30 days or less of the reservation start date.

Where can I purchase area tickets?

You can purchase tickets to most area theaters and attractions at our office. Plus we have brochures and other literature available to assist you with your vacationing needs.

Can I get a massage?

Absolutely! We can arrange for a personal massage therapist to visit you in your cabin to give you a truly unique and relaxing experience. We can also make arrangements to have dinner cooked and delivered to your cabin. Our goal is your satisfaction, and these are only a few ways to make your vacation a memorable one.
