Are Your Rates Right for the Holidays?

With the holidays on the horizon, your vacation rental cabin  needs to hit the sweet spot with rates. Too high? Year-end vacationers will scroll past your listing. Too low? You might attract more renters but could also miss out on profits.

Colonial Properties Cabin & Resort Rentals adjust holiday rates to maximize your revenues. Take a look at why the holidays are money-makers in the Smoky Mountains. Then learn about our two tools for setting holiday rates to your advantage!

WHY HOLIDAYS ARE HOT IN THE SMOKIES

Investing in a Gatlinburg or Pigeon Forge property, you chose a region that’s a magnet for holiday travelers. With mild winter weather and highly publicized events, these mountain towns don’t turn into ghost towns when the fall leaves drop.

Here are just a few examples of why guests head here:

  • Dollywood’s Smoky Mountain Christmas festival is a huge draw (and winner of the theme park industry’s Best Christmas Event accolade, 13 years running).
  • Great Smoky Mountains National Park is seeing increasing visitors in the holiday months. In 2021, the park hit record-high visitor numbers in November and December.
  • Gatlinburg’s Christmas parade attracts 60,000 visitors annually, including many tourists.

Your rental cabin should earn a slice of this growing holiday pie. How does Colonial Properties set rates, so your property is competitive and profitable?

DYNAMIC PRICING

We use technology to adjust rates in real-time. This is called “dynamic pricing.” It’s the gold standard for vacation rental management, and our dynamic pricing can earn you up to 40 percent more!

We compare your rental rates and availability daily with those of 200 comparable rental cabins. We’re not just looking at a handful of random cabins–we’re examining a large sample of your nearest neighbors.

Then we use that ever-changing market data to alter rates as needed. We aim to welcome more guests to your cabin, more nights per year.

MINIMUM STAYS

Colonial Properties Cabin and Resort Rentals cabins require a minimum stay of five nights at Thanksgiving and Christmas, and minimum stay requirements boost your occupancy rate. If a cabin permits short visits over peak holiday periods, you could end up with gaps between short-stay guests, meaning more vacant nights. With a five-night minimum for the major holidays, you’re assured more nights get booked.

Let us show you how Colonial Properties can manage your cabin’s success during the holidays and all year. Talk to us today!
